Located in Rennes, the project is part of the former industrial district of Bernard Duval, whose urban reconversion initiated in 2000 has led to the development of a lively neighborhood with a thriving artistic presence.
The project reinforces the cultural dynamism of the site, by proposing a housing building in R+10, whose ground floor will accommodate associative and participative activities, and a second building in R+2 entirely dedicated to artistic activities, including an art gallery, an artists' residence and coworking spaces.

The two buildings have a generous double-height base, open onto a new public square with trees in the heart of the plot, promoting synergy around the creative activities housed there. The common treatment of their facade in wood and raw earth bricks ensures the architectural coherence of the lot. The apartments have a double orientation and large individual outdoor spaces from 13m² to 65m².

 

With strong environmental ambitions, the building operates entirely without heating, a feat made possible by its high-performance thermal envelope, its bioclimatic design including optimized solar gains, and a reduction of nearly 80% in air exchange losses made possible by a heat exchanger between supply air and extracted air. It incorporates a low-carbon design, with a mixed wood-concrete construction, wood-frame facades, balconies made of solid wood panels (CLT), and the use of biosourced and geosourced materials, including locally manufactured raw earth bricks.
